Section 18  RESIDENTIAL/INDUSTRIAL (RM) ZONE

18.1 GENERAL USE REGULATIONS

18.1.1 PERMITTED USES
     accessory use
     contractor’s yard or shop together with one (1) single unit dwelling
     light industrial use together with one (1) single unit dwelling
     machine shop together with one (1) single unit dwelling
     general and professional office together with one (1) single unit dwelling
     retail store as an accessory use
     veterinarian clinic together with one (1) single unit dwelling

18.1.2 MINIMUM LOT AREA                       4,000 m²

18.1.3 MINIMUM LOT FRONTAGE                 50 m

18.1.4 MINIMUM LOT DEPTH                          60 m

18.1.5 MAXIMUM LOT COVERAGE                50%

18.1.6 FRONT YARD DEPTH                            10 m

18.1.7 SIDE YARD WIDTH 10 m

18.1.8 REAR YARD DEPTH 10 m

18.1.9 MINIMUM LANDSCAPED OPEN SPACE 25%

18.1.10 MAXIMUM BYIULDING HEIGHT 15 m

18.2 SPECIAL USE REGULATIONS

18.2.1 SINGLE UNIT DWELLINGS

The following regulations shall apply to single unit dwellings:

a) The dwelling shall be attached to and situated in front of the building occupied by a
permitted use.

b) The dwelling shall be occupied by the owner and/or operator of the permitted use.

c) Minimum Floor Area 90 m²

d) Maximum Floor Area 185 m² provided that in no case shall it exceed the floor area of any other main
in Section 18.1.1.
18.2.2 OUTSIDE STORAGE

Outside storage as an accessory use shall:

a) not be permitted within any required yard and not in front or exterior side yard;

b) not be permitted in rear yards or side yards on lots which abut Highway No. 401;


c) not exceed twenty-five (25) percent of the area of the lot on which it is located;


d) be enclosed by an opaque screen or fence having a minimum height of 1.8 metres.

18.2.3 RETAIL STORE AS AN ACCESSORY USE

A retail store as an accessory use shall:

a) be located within the main building;

b) not exceed twenty-five (25) percent of the total floor area of the main building;

c) not exceed a maximum floor area of thirty (30) square metres.
